It's Home Selling time in Venice Florida!  If you're thinking of putting your home on the market, is it in the best possible condition to get you the highest price you deserve?  For many homeowners, coming to the decision to put their home on the market was already an emotionally difficult one and they haven't thought about the home itself and what might be needed to ensure it's at it's "red carpet" best to present to potential home buyers. With that said, here are some fantastic and inexpensive ways to add value to your Florida Home...Before putting it on the market, to help you get the price you want, and deserve, from the sale of your home.

1. The first part of your home the public is going to see (Internet Photos excluded) is the exterior of the home. Believe it or not, people are still going to drive by your home, so Curb Appeal is critically important! This doesn't have to be expensive either, think about a pop of color to your porch with some great flower pots or freshen up your planters,  wreath on the door and new welcome mat or fabulous outdoor rug. Make sure the greenery is manicured, grass is cut and walkway is in good condition. If you need to replace a walkway think of using a paver brick;  these come in a variety of colors and styles and are easy to install and look fantastic!

2. Brighten up your home! No one likes a dark space, so freshen your home with a new coat of paint to each room that needs it. This is so inexpensive and easy to do. Just stick with  a neutral or bright color (stay away from "very trendy colors). You may also want to add some additional lighting in rooms that don't have sufficient light sources. Add some can/recessed lighting in kitchens & bathrooms while dimmer switches with simple light fixtrures in other rooms are great.

3. Remove paneling and old popcorn ceilings. You may like what you have, but if you still have either of these in your home it will be in your best interest to take them out. Paneling & Popcorn Ceilings scream..."I'm an OLD house"! That begs people to start second guessing everything about your home and asking questions about everything! Once that starts...the price they're willing to pay goes down!

4. Update your Flooring. If you have flooring that has been in the home for a long time, or still have door to door carpeting, this is something you may want to replace. Right now hardwood or engineered wood flooring is one of the top features many people are looking for in homes, second best; tiled floors- whether ceramic, porcelain, slate, limestone, travertine or even marble. This is an area that you definitely recoup your costs.

5. Bathroom Upgrades. One of the rooms in the home used most often, but often overlooked. Don't consider adding a bathroom or totally renovating it...just give it a boost! Install new fixtures, re-grout the shower, add crown molding and brighten up the room with some paint. Some people like the cool new wallpaper offerings, we would stay away from adding wallpaper when trying to sell. Let the new homeowners add elements like that, your goal is to make the home great, but leave the personalizing details to the new home buyers. 

6. Update the Kitchen! This is the room of the home you can't go wrong. The kitchen is the most important, #1 area of the home for 84% of home buyers, and let's face it...this is where all the magic of the home happens, so updating here always pays off! Upgrading to stainless steel appliances is always a plus, but not necessary. If you have mismatched appliances, just go with one color scheme. If you can't afford new appliances, check into a used appliance store- as long as they are in great shape & work perfectly, it's a good alternative. If you have older cabinets try painting to give them a fresh new look, or just swapping out some new hardware! Great kitchen counters also change the look of the room and give a great boost to Home Value. Plus there are so many great, durable counter tops to choose from;  granite, quartz, butcher block, glass, marble, soapstone and the list goes on! Have some fun!

7. Take advantage of Outdoor Living Space. One advantage we have living in the south is the ability to use outdoor space all year long. Whether you have a great patio, lanai, or terrific open back yard...use it to your advantage! Create an area that can be considered another "room" to the home. Add fabulous outdoor furniture, create a cozy setting that Home Buyers would love to bring their guests to entertain, have family dinners, or just an intimate dinner or date night for two. Again, this doesn't have to be expensive...check out sales at your favorite stores, second hand shops, yard sales or recycle things you already have at home. Just make it a space that potential buyers cannot resist.
