North Port: 2nd Safest City in Florida!

Home security website SafeHome recently analyzed safety throughout the state and ranked communities based on the data. When the results came back…...NORTH PORT was named the 2nd Safest City in Florida!!


To find their rankings, SafeHome examined 54 cities within the state with a population of at least 50K. Each community was given a Safety Score, which was calculated based on data from the FBI's Uniform Crime Reporting Program and the U.S. Census.


North Port received a Safety Score of 85.53! Along with being the 2nd safest city in the state, it ranked within the Top 25th Percentile of Safest Communities in the entire United States!!

Sarasota Named Best Place to Live!

Sarasota has been named one of the best places in the country to live by U.S. News. The website ranked the 100 most populous metropolitan areas to find out which were the best of the best. Cities that were affordable, had a strong job market, and had a high quality of life made the grade. Each city was ranked based on five indexes, including desirability, quality of life, job market, value, and net migration. Each of these indexes was given a particular rate based on the importance to residents and homebuyers.  



With its stunning beaches, beautiful weather year round, and endless things to do, Sarasota was named the 21st best metropolitan area to live! Residents enjoy excellent dining and shopping opportunities. There are also many job opportunities in tourism, small businesses, and health care. This has helped lead to tremendous growth in the area. Sarasota offers a laid back life on the beach and all the amenities of larger metropolitan areas.

What are Fall Buyers Looking at in Your Home?

Fall is a great time to be a homebuyer for many reasons. There often is more inventory with less competition and sellers are more willing to negotiate. It also provides a good time for buyers to find potential issues with the home as the weather cools down. Although the seasons do not change dramatically in the Suncoast, there are some temperature and seasonal changes that can affect the functionality of certain items within your home. As a buyer, you want to make sure that your home will be comfortable and in prime shape all year round. Look at the little details when searching for your dream home. If you are selling your home this fall, you want to make sure to fix any issues that might keep buyers from further pursuing your property. Here are the key items to look at this fall whether you are buying or selling your home in the Suncoast.

The Windows. One of the perks of living in the Suncoast are warm days year round. Average temperatures stay in the 70s throughout the fall and winter months during the day but the nights can get cold. You do not want to discover that there are drafty windows on those colder nights. Take a look at the insulation around the windows to make sure that you will stay comfortable all year round.

The Air Conditioner. The hot summer days are over so the air conditioner becomes less of a necessity as you head into fall in Florida. This does not mean that you will not still need to use it. Make sure to have an inspector check the functionality of the air conditioner. Since the frequency of use will go down, fall is the perfect time to see if a new filter is needed or if weird noises are coming out of the condenser outside. These issues can be fixed now before it is run all the time next year.

Pesky Pests. There is potential for bugs and mosquitoes all year round in the Suncoast. However, fall is still a good time to make sure that the house is bug proof before the next hatching season starts. Look for standing water that might be the perfect breeding ground for mosquitoes. Also inspect the house for any easy access points for these critters to enter.  

The Gutters and Drainage. September is the usually the rainiest month in southern Florida. This means that fall is the perfect time to make sure that gutters are working properly. Besides the gutters, you should also make sure that there are not any clear drainage problems. Water that has accumulated in the yard could mean that there are grading issues or leaky pipes. This could indicate larger issues that could continue throughout the fall and into the following seasons as storms can occur throughout the year in Florida.

The Neighborhood. Look into any potential developments that could be happening in the foreseeable future. Although new development helps strengthen a neighborhood, it also can lead to inconveniences such as road closures, increased traffic, and construction noise. With nice weather year round, construction never comes to an end in Florida but you do not want the added stress when you first move into your new home.

Staging your Venice Home to Sell! Top 10 Tips!

Get top dollar for your home and help get the competitive edge by staging your Venice home to sell! Staging helps your home look its very best and stand out from the other properties currently on the market. You don’t have to spend a fortune to help increase the value and appeal of your house to prospective buyers. Here are our Top 10 Tips for Staging your Home!

Remove Clutter. After spending years in your home, you have undoubtedly accumulated a lot of stuff. Buyers need to be able to focus on the bones of the house and not on the items filling up the space. Your first step in staging your home is to remove all items that you do not immediately need. Do not have too much furniture in each room. Keep kitchen and bathroom countertops clear. Make closets appear bigger by leaving 20 to 30 percent open space and organizing the items that you still have in there. For the items that you do not want to keep in your home, pack them into boxes and store neatly in the garage or rent a temporary storage unit.

Arrange your Furniture into Groupings. You can make rooms appear larger and more open by creating furniture groupings. Instead of pushing furniture up against the walls, utilize the space in ways that create conversation areas and help make the traffic flow of the room more obvious. Symmetry and pairs can help living spaces more appealing.

Repurpose that Extra Room. Show off the functionality of all the areas in the house. Turn that room that has become the storage area for items you didn’t know where else to put into an office/library or guest bedroom. For open areas on stair landings or elsewhere, create a reading nook. This allows prospective buyers to see how to utilize the spaces throughout the home.

Keep Rooms Well Lit. You want your home to be bright and inviting. Improve the lighting throughout your house. Increase the wattage of your bulbs. Make sure that there are multiple light sources in each room, including the overhead lighting as well as ambient lighting from lamps. You don’t want to forget about natural lighting, especially in the Sunshine State! Keep drapes and blinds open to let in the sunshine. Use lightweight, neutral window treatments.

Paint Your Walls. Instantly update the look of your house by adding a fresh coat of paint. Avoid bright, bold colors that might not be appealing to all. However, that doesn’t mean that all your walls need to be white either. Focus on sophisticated neutral colors. For bedrooms, use colors that are relaxing and gender neutral. You can also create the illusion of larger rooms by painting adjacent rooms the same color.


Accessorize. Add accents throughout the rooms of your house by accessorizing. Hang art in interesting patterns to show off the space and make it more visually appealing. Group accessories in threes based on size, texture, or color. Although you want rooms to be a neutral color overall, add fun pops of color with accent pillows. It is important though to make sure that you remove personal items though. You want home buyers to be able to visualize themselves in the space so take down family photos.



Raid your Garden. Adding plants to a space can make it more inviting. Instead of spending money on expensive plants from a florist, look no further than your yard. Use local, seasonal plants. Make a room instantly brighter by adding a vase of colorful Florida flowers, such as beach sunflowers, canna lilies, or blanket flowers.


Create Relaxing Spaces in the Bedroom and Bathroom. Master bedrooms and bathrooms are important areas for prospective home buyers. Help make the bedroom inviting by using soft colors and luxurious linens for bedding and drapery. You can make your bathroom feel like a spa by adding rolled up towels, candles, and decorative baskets.

Clean and Deodorize. One of the easiest and most important staging tips in cleaning. Although you want your home to look lived in, you also want it to always homey look maintained and spotless. Always pick up items after you use them during the day. Clean windows, floors, and counters. Not only do you want your home to look the best but you also want it to smell its best. Make sure to remove all pet odors. Use air fresheners throughout the home. You can make your home extra before showings by baking some cookies!

Remember Curb Appeal. Sellers always think about staging the interior of the home but you also need to remember that the first impression of your home happens outside! Make sure to maintain your landscaping, clean your gutters and driveway, power wash and paint your siding, and any other updates that might be necessary after your home has been exposed to the Florida elements. Also stage outdoor spaces! With the beautiful year round weather, homeowners spend a lot of time outside on patios so add outdoor furniture to show off how to utilize these spaces.

Florida Schools Rank in the Top 15 in the Country!

It’s almost time to head back to school! The quality of the local school districts within a state helps strengthen the local economy, improve home values, and creates a sense of pride. We are happy to announce that our state has made the grade.......Florida was ranked as the #14 state with the best school districts in the country!!!

To determine the rankings, financial website Wallethub compared all 50 states and the District of Columbia and looked at two key dimensions, School System Quality and School System Safety. Within these dimensions, 17 metrics were used to evaluate the scores. These metrics included factors such as student to teacher ratio, standardized test scores, dropout rate, percentage of certified teachers, school safety, and disciplinary incident rates. Florida came out at the top of the class! Not only did our state rank 14th for the overall score, but the School System Safety ranking was the 8th best in the country! Florida was recognized as having the 2nd lowest bullying-incident rates, ensuring that your children can succeed academically while feeling safe and confident at school!

Finance website WalletHub ranked the 50 states and the District of Columbia based on several key factors to determine which were the best states to call home in retirement. When the results came in, Florida was ranked #1 in the country. You've made the big're going to put your home on the market! BRAVO! It's a fantastic time to take advantage of the incredible Venice housing market. Now you have a few key decisions to make; what do I need to fix and what do I negotiate in the sale of the home, before actually finding the BEST Real Estate Agent/Team to list my home?

First of all, it's very easy to miss the everday wear and tear that a home takes over the years, so don't think you're alone at having to do some work on the cleaning and repairs before putting your home on the market. You're going to want to walk through your home with a critical by room...with a notepad, taking down detailed notes from floor to ceiling.  We also would recommend finding that "awesome Real Estate Team" on the front end. Simply because a great Real Estate Team is extremely helpful in guiding you through this process and knowing what are the critical elements that need to be upgraded or repaired, and what may just need to be negotiated later. After all, we all have a budget we must stay within so having a trained eye as a partner is a huge plus at the START of this process!

Keep in mind, the repairs or upgrades we are going to suggest here WILL put money in your pocket at the close of the sale of your home!  Here are the Top 7 Most Important Repairs to Make Before Selling Your Suncoast Home:

A Fresh Coat of Paint- This is by far one of the cheapest and easiest ways to update, refresh and even change the look of your home or room, before you sell...and you don't even have to hire a professional! Just remember a few basics;  choose lighter, neutral tones so that your new buyer can make the home their own, it's not important to paint every room- just the ones that really need it. Lastly, if you do have wallpaper in your home- REMOVE it! You may love how it looks, but do your new homeowners a favor and give them a clean slate to create their own look.

The Kitchen- You've heard it a hundred times..."The Kitchen is the Heart of the Home". It's true in many ways. Most people are looking for the 'ideal' kitchen- spacious counter space with lots of cabinets and state-of-the-art appliances. If you don't have all of this, don't fret, most of us don't. But don't go for a major kitchen overhaul either! A few tweaks here and there can make major differences. For instance; swap out your hardware on your cabinets. Paint outdated cabinets, put in new faucets or fixtures. If you have a little money to spend, put in granite countertops. And by all means make sure you have cleared your counters completely before you ever show your home!

Bathrooms- The throne, that's right. It's still a major draw and will always be. So what can be done here? Deep cleaning for starters! Scrub that grout, make sure tubs, sinks and toilets look brand new! Then check for leaky faucets and replace if necessary. This is one room that lighting is critical. If lighting is dull, replace immediately. Have a little extra cash? Again, go for a good counter top- granite or even marble are a great choice for the bath!  Side Note- When staging your bathroom, try using white or light neutral colored towels. It reminds people of a spa and looks crisp and clean.

Nail Holes & Spackling- We know it sounds like common sense but it really does bear need to go room by room and fill your nail holes, cracks, etc. Spackle, sand and paint. Every room should look like it is brand new. A potential buyer should not walk into a room and think "wow...we've got a lot of work to do in here!" If that happens, you're sales price goes down.

Adequate Lighting- When showing your home you want each room to show like a 'showroom'. However, poor lighting can often sabatoge a home's potential sale. Make sure that each room has adequate lighting so potential buyers can see what each room has to offer. This should include the natural lighting each room invites as well. Since it's summertime, make sure your window dressings are appropriate for the season. If you have a heavy drape, ditch them for a cotton one or just a blind for the season. Make sure your closets have adequate lighting too!

Hardwood Floors- So many of our homes have gorgeous hardwood floors today. These can be a blessing or a curse depending on where you live, if you have pets, children, high traffic areas and more. If you have hardwood and they are looking very distressed, it's definitely in your best interest to get those floors refinished...or at the very least buffed and polished. Nothing looks better than entering a home and seeing gleaming hardwood floors!  That is a CLOSER right then and there! 

Functional Appliances- Lastly, go through your home and make sure all your appliances are working properly and you have all your warranties pulled together for your realtor. Nothing is more embarrassing...or shows a lack of maintenance of the home to your potential buyer, as when appliances or any item around the home is NOT in working order.

Venice Florida's Real Estate Market continues to hold steady with Home Median Listing Prices at $320,000. and 575 Active Listings on the market. Home Buyers are still heavily looking for homes, but low inventory has continued to plague the area. Average Days on the Market has dropped from 154 to 110 days. The Average size of the Single Family Home on the market in Venice Florida is 3 Bedrooms, 2.1 Bathrooms, 1,874 Square Feet. Only 31 New Listings have come onto the market during this period and 36 Homes were absorbed.
