North Port: 2nd Safest City in Florida!

White, sandy beaches, endless entertainment attractions, perfect year round weather, and stunning recreational facilities are not the only things drawing home buyers to Florida. Another is the state’s commitment to safety, especially in its larger cities.

 

Home security website SafeHome recently analyzed safety throughout the state and ranked communities based on the data. When the results came back…...NORTH PORT was named the 2nd Safest City in Florida!!

 

To find their rankings, SafeHome examined 54 cities within the state with a population of at least 50K. Each community was given a Safety Score, which was calculated based on data from the FBI's Uniform Crime Reporting Program and the U.S. Census.

 

North Port received a Safety Score of 85.53! Along with being the 2nd safest city in the state, it ranked within the Top 25th Percentile of Safest Communities in the entire United States!!

Health and Happiness Found in North Port-Sarasota-Bradenton Residents!

With strong senses of community, endless outdoor recreational amenities, a thriving local economy, and more, cities throughout the Suncoast promote the well-being of their residents. In fact, North Port-Sarasota-Bradenton has been named the 6th best metropolitan area for well-being in the entire country, according to a report released by Gallup-Healthways!

 

 

In order to determine the overall well-being of communities throughout the United States, Gallup polled 354,473 adults over the telephone in 2015 and 2016. The Well-Being index was calculated based on a 0 to 100 scale. The were 5 key elements of well-being that were examined, including Purpose (happiness with what one does in their daily lives and sense of motivation to achieve goals), Social (happiness with personal relationships), Financial (happiness and security with economic situation), Community (happiness in the city where they live and sense of safety), and Physical (ability to maintain a healthy lifestyle).

 

 

North Port-Sarasota-Bradenton was ranked 6th overall for residents’ well-being. The area’s well-being index score was 65.2! The community also ranked in the top for each of the key factors: 14th for Purpose rank, 4th for Social rank, 1st for Financial rank, 12th for Community rank, and 14th for Physical rank!

Sarasota Named Best Place to Live!

Sarasota has been named one of the best places in the country to live by U.S. News. The website ranked the 100 most populous metropolitan areas to find out which were the best of the best. Cities that were affordable, had a strong job market, and had a high quality of life made the grade. Each city was ranked based on five indexes, including desirability, quality of life, job market, value, and net migration. Each of these indexes was given a particular rate based on the importance to residents and homebuyers.  

 

 

With its stunning beaches, beautiful weather year round, and endless things to do, Sarasota was named the 21st best metropolitan area to live! Residents enjoy excellent dining and shopping opportunities. There are also many job opportunities in tourism, small businesses, and health care. This has helped lead to tremendous growth in the area. Sarasota offers a laid back life on the beach and all the amenities of larger metropolitan areas.

Florida was ranked 11th overall for residents’ well-being. Residents in this state feel a strong sense of well-being in the areas of purpose, social, and physical!

You are ready to close on your home in the beautiful Suncoast! You obviously fell in love with the home but what if there are issues that you overlooked?! It is important to ensure that the home you are buying does not have anything wrong with it before you sign that final agreement. A Home Inspection is the best way to protect yourself and your finances before you purchase the home. Here are our tips to make sure that you get the most out of this step in the home buying process!

 

 

How to find a home inspector.

It is important to do your research before hiring a home inspector. Home inspections can be costly so you want to make sure that you are getting the most for your money. More importantly, you want someone who will do a thorough review of the home to uncover any issues that you need to know about. We also suggest that you interview several home inspectors before hiring one. This gives you the opportunity to find out about their particular experience, areas of expertise, and past training. What happens during the home inspection.

Once you have found a qualified home inspector, they will go to the home to do a thorough review. If possible, it is recommended that you attend the walk through with them so you can find out about any issues as they uncover them. If you cannot, a good home inspector will take detailed notes and photos for you to see afterward. The home inspector will examine all major aspects of the house. This includes its structure and systems, such as electrical and mechanical. They will check how everything operates, from the plumbing to the air conditioning. They will also look at doorways, windows, ceilings, walls, and floors for any problems. Remember, a home inspector does not have x-ray vision (unfortunately) so some issues might remain hidden. However, they should be able to identify the main areas you need to know in order to decide whether it is best for you to proceed with the closing or walk away from the home.

It’s definitiely a competitive Home Buying season, especially in Venice FL.  Inventory is low and demand is high!      

Lack of preparation is the number one reason people lose their dream home, so here are some tips to keep you ahead of the competition.  

Close your laptop!  Get out of the house and look the old fashioned way

Using Real Estate sites to search for your home is the norm.  90% of people search for listings online during their home-buying process, which isn't bad in itself. Starting your search online is a good idea, but don’t get so caught up that you forget there is a real world outside too.  Inventory, in most markets is expected to be tight, so you want to get out and look as soon as possible.  Remember when demand outpaces the inventory of homes, buyers need to be ready to move quickly.  So get pre-approved, know what you are looking for and when you find it, be ready to move quickly

Another thing to remember is that photos online are taken to make the home look it’s absolute best, so it may not accurately represent what you see when you pull up, rather just what the Seller wants you to see.  So, use the internet as a tool, not your whole strategy.  

Some sites let you select certain neighborhoods and then receive alerts when new homes become available, this is the perfect use of the internet, you become alerted and then you can schedule a time to tour the home for yourself.

Educate Yourself .  Know the Market Values and Market Trends

Rely on your Realtor for this.  The best source of information is a well connected Real Estate Agent.  They’re the expert and have a wealth of information to share with you.  Ask questions and be sure you really understand the bigger picture.  You can also check out sites like Curbed.com for trends in particular areas and to see where new inventory is popping up.  

Everything isn’t always exactly as it appears.  There could be “micro trends” which are little trends unique to a certain area in your region that could affect prices.  Things like, maybe new homes are selling at a premium to older ones or the demand for condos outpaces the demand for single family homes.  These things will affect your price.  Be aware, too, that there could be micro-trends in your region that 

BUY NOW.  Snag A Low Mortgage Rate—Now

Mortgage rates are at historical lows RIGHT NW!  So it's an EXCELLENT TIME TO BUY! Take advantage of the low interest while you can.  

Home Buyers are getting a lot more bang for their buck and at payment levels that will be affordable for decades.  Mortgage rates are so low right now that monthly payments are lower than rent in a lot of markets.  

It’s predicted that these low interest rates will stay through the spring.  Home Buyers received another gift recently, when The Federal Housing Authority, which backs loans for borrowers who make low down payments, lowered the annual insurance premium required from 1.35% to just .85%.  It’s estimated that this will save more than 2 million FHA homeowners about $900 a year.  

What this means: It’s a prime time to jump on a home loan. Mortgage rates can be unpredictable—and a decision by the Fed to raise interest rates mid-year, as many economists predict, could cause them to spike.

Build A Home Buying Dream Team…Then Make A Bid

To be a serious contender in the Home Buying game, you need to be organized and ready, especially if a bidding war begins.

You will need a savvy real estate agent obviously, but you’ll also want your lender, inspector and attorney to be ready so you can move fast.  

Complete your mortgage application and get your loan amount determined in advance.  Things move faster today and if you are not 100% pre-approved, you probably won’t get the house.  Some people, the most successful buyers are even going one step further and getting fully approved before purchasing.  Not all lenders offer this, but some do, and if they do, it’s a way to ensure you are the top contender.  And the better known your lender is locally, the more likely you’ll win the confidence of the seller.  Lenders from the Internet can seem sketchy in the eyes of Sellers and their agents.  It’s always best to use someone who is known locally.  

Don't Be Afraid To Sweeten The Deal

So, what if you are stuck in a bidding war with an equally qualified buyer?  How do you win?  

One way is to include an escalation clause, which is an amount that you are willing to pay above a competing bid.  

For example, if you included an escalation clause of $3,000 to your bid of $200,000 and the second offer came in at $205,000, then your bid would get bumped to $208,000. 

You can also consider removing contingency clauses.  Contingencies are terms of a contract that must be met or the buyer or seller can walk away from the deal; home inspection, appraisal and financing contingencies are among the most common.  All of these presents a certain level of risk, so consult with your Realtor and team before removing any.  These can often be removed just by doing due diligence.  For instance, you can remove the financing clause if you get fully approved.  Also, be sure to conduct a pre-inspection prior to making your offer, this way, you won’t have to include an inspection contingency.  

There are also smaller but nice gifts you can use to entice a Seller.  Find out what date the Seller prefers to close, then use that date in your contract.  You can also offer to close as quickly as possible, and offer to accept rent payments from the Seller until their planned move date. Adding these little perks can mean a lot more than you think.  There have been times my seller ultimately went with a lower bid, simply because it had NO CONTINGENCIES. Many Sellers prefer NO RISK as opposed to a few extra bucks.  

Most of this has to do with preparation and knowledge.  Don’t get caught off guard and lose your dream home because you weren’t properly prepared.  This starts with your Realtor.  Find a trusted expert and then work hard with them!

Let's take a look at the Housing Market Predictions for 2016 and what they may mean to you!

First of all, 2015 was the best year in Real Estate sales since 2007! It was a fantastic year for every Buyer, Seller, Real Estate Agent, Mortgage Banker, Appraiser and every other person involved in the Home Sales process. But the GREAT NEWS for YOU is that 2016 is going to be even BETTER! Right now you're reading this and saying...huh? How's that possible with all the talk we've heard about a "housing bubble" again?

 

It's because the economic growth is chugging along, employment will continue to increase, meaning people will have more money coming into their bank accounts and they'll BE ABLE to BUY THEIR FIRST HOME or UPGRADE TO A NEW ONE!

HERE ARE THE TRENDS THAT WILL HAVE THE BIGGEST IMPACT ON THE HOUSING MARKET THIS YEAR:

1. 2016 will return to a NORMAL Housing Market

Does anyone really know what a "normal" housing market looks like anymore? This year we will see a healthy growth in home sales and prices, but at a slower pace than last year. But don't mistake the slower pace as a problem; it's actually just a "normal" pace! We've just lived through 15 years of abnormal trends with devastating after effects leading to the housing bust, that we're just finally see signs of a more normal housing market condition:

New Construction will return to more traditional levels.

Distressed Homes won't be playing the oversized role they have been.

Home Prices will rise at normal rates consistent with a balanced market.

2. The Generational shuffle from 2015 will make 2016 the best year to sell!

 

Millennials were a dominant force in 2015, accounting for almost 2 million home sales- which was more than 1/3 of the total! The good news is that the trend is going to continue this year. as their improved financial condition will enable more buyers between the ages of 25-34 (most of those first time buyers) to once again make a huge impact on the market.

They are not the only generation, however, that is expected to make a big impact this year. Two other generations, the Gen Xers and Older Boomers, are also looked at to be a big market segment as well. Both of these groups are, for the most part, already Home Owners so they'll be looking to "double down" in the market by both Selling and Buying in 2016. Older Boomers who are looking to retire...maybe looking at downsizing or relocating, and we here in Venice and other Suncoast Communities are ready to welcome them with open arms. The Suncoast communities and Venice in particular, is rated in the Top 5 Best Cities to Retire! The Gen Xers- in their Prime Earning Years, are most likely looking for the better neighborhoods and larger homes....again, consider the Suncoast Communities! You can have it ALL here! Plus, if you have a family, our schools are consistenly ranked in the top echelon of the Florida School District!

Two other generations will also affect the market in 2016: financially recovering Gen Xers and older boomers thinking about or entering retirement. Since most of these people are already homeowners, they’ll play a double role, boosting the market as both sellers and buyers. Gen Xers are in their prime earning years and thus able to relocate to better neighborhoods for their families. Older boomers are approaching (or already in) retirement and seeking to downsize and lock in a lower cost of living. Together, these two generations will provide much of the suburban inventory that millennials desire to start their own families. However, if you're in one of these groups you're going to need to start the process early (NOW)! Having to Sell and Buy in a more normal market, with tighter inventory, and a more normal growth rate, delaying your home to the market will NOT produce desired results!

 

3.New Home Construction will have more affordable price points

The New Home Construction aspect of the Housing Market is the one area that hasn't recovered just yet. Builders have faced;

 

Higher land costs

Limited labor

Worries about depth of demand in the entry-level market

they have shifted to producing more higher-priced housing units for a reliable pool of customers. That focus then caused new-home prices to soar much faster than existing-home prices. Builders were able to be profitable and grow by following this move-up and luxury strategy, but found their growth potential was limited because they completely avoided the entry level buyer. All that will begin to change again this year. We've already seen a decline in New Construction Home Prices in contracts in the Fall of 2015 and improved access to First Time Home Buyers. There's also been a strong push for improved Credit Access to first time home buyers. We see all these trends continueing and ramping up for 2016. We're very encouraged and excited to share some of the New Construction communities that the Nick Flerlage Team has available to you!

 

4. Higher mortgage rates will affect high-cost markets

As we had been talking about for months....the Mortgage Rates have seen an increase at the end of 2015, but they did go back down. That same type of volatility is expected this year, but the Federal Reserve is expected to guide the interest rates in a more reliable upward trend. However, If you're looking to buy Real Estate this year, it's no secret that the earlier in the year you buy, the better the rate will be. Rates are expected to climb about 60 basis points higher than they are today by year end 2016!

That is still manageable, but it also affects;

Your debt to income ratio

Monthly Mortgage Payments will be higher

Markets with Higher Prices will see Higher Rates....usually Resulting in Fewer Sales

However, the Key to Remember is that Homeowners wanting to Buy or Sell their property this year are going to do so early in the year BEFORE the rate increases take place.

 

 

5. Already unaffordable rents will go up more than Home Prices

Here is where the Housing Crisis is really taking a beating! More than 85% of U.S. markets have rents that exceed 30% of the income of renting households! Worse yet, rents are accelerating at a more rapid pace than home prices, and they're moderating. We’ve been seeing asking rents on vacant units increase at a double-digit pace in the second half of this year.

Because of this, it is more affordable to buy in more than three-quarters of the U.S, including MANY AREA'S IN AND AROUND THE SUNCOAST!
