7 Ways to Add Elegance When Selling Your Home!

by Nick and Beth Flerlage

Help your Suncoast home stand out from the crowd by adding elegant touches throughout your home! A more expensive looking home will increase buyer interest and help you get a higher price! Here are 7 tips to make your home look more elegant and expensive when selling!

1. Choose an elegant paint color. Painting is your first step to prepare your home to sell. It can instantly make your home look fresh and clean. Choose neutral colors that will appeal to a wide variety of home buyers. Add some elegance by adding colors with a slight sheen to them.

2. Declutter. Clean and declutter all rooms in your house. Once they are decluttered, you can choose a single focal point for each room to highlight the space and unique architectural features.

3. Remember Small Details. Fixtures can easily date a room. Update light, plumbing, and other fixtures throughout your home to add some instant style.

4. Invest in Kitchen Appliances. The kitchen is often one of the most important rooms for homebuyers. Make it a major selling point in your home by purchasing stainless steal or brightly colored appliances that are often found in higher end homes.

5. Update Window Treatments. Replace all dated window treatments. Choose neutral or bold colors and avoid patterns. Focus on drapes, blinds, or Japanese shades for elegance. Make sure that your treatments let in the maximum amount of light.

6. Add Crown Molding. Classic details like crown molding can add elegance to your home.

7. Purchase a new Garage Door. Curb appeal is vitally important when you sell your home. Your garage door takes up a large portion of the outside of your home. Although this is a more costly upgrade, it does offer a good return on investment and adds elegance to the outside of your home. Invest in new garage doors

Staging your Venice Home to Sell! Top 10 Tips!

by Nick and Beth Flerlage

Get top dollar for your home and help get the competitive edge by staging your Venice home to sell! Staging helps your home look its very best and stand out from the other properties currently on the market. You don’t have to spend a fortune to help increase the value and appeal of your house to prospective buyers. Here are our Top 10 Tips for Staging your Home!

Remove Clutter. After spending years in your home, you have undoubtedly accumulated a lot of stuff. Buyers need to be able to focus on the bones of the house and not on the items filling up the space. Your first step in staging your home is to remove all items that you do not immediately need. Do not have too much furniture in each room. Keep kitchen and bathroom countertops clear. Make closets appear bigger by leaving 20 to 30 percent open space and organizing the items that you still have in there. For the items that you do not want to keep in your home, pack them into boxes and store neatly in the garage or rent a temporary storage unit.

Arrange your Furniture into Groupings. You can make rooms appear larger and more open by creating furniture groupings. Instead of pushing furniture up against the walls, utilize the space in ways that create conversation areas and help make the traffic flow of the room more obvious. Symmetry and pairs can help living spaces more appealing.

Repurpose that Extra Room. Show off the functionality of all the areas in the house. Turn that room that has become the storage area for items you didn’t know where else to put into an office/library or guest bedroom. For open areas on stair landings or elsewhere, create a reading nook. This allows prospective buyers to see how to utilize the spaces throughout the home.

Keep Rooms Well Lit. You want your home to be bright and inviting. Improve the lighting throughout your house. Increase the wattage of your bulbs. Make sure that there are multiple light sources in each room, including the overhead lighting as well as ambient lighting from lamps. You don’t want to forget about natural lighting, especially in the Sunshine State! Keep drapes and blinds open to let in the sunshine. Use lightweight, neutral window treatments.

Paint Your Walls. Instantly update the look of your house by adding a fresh coat of paint. Avoid bright, bold colors that might not be appealing to all. However, that doesn’t mean that all your walls need to be white either. Focus on sophisticated neutral colors. For bedrooms, use colors that are relaxing and gender neutral. You can also create the illusion of larger rooms by painting adjacent rooms the same color.

Accessorize. Add accents throughout the rooms of your house by accessorizing. Hang art in interesting patterns to show off the space and make it more visually appealing. Group accessories in threes based on size, texture, or color. Although you want rooms to be a neutral color overall, add fun pops of color with accent pillows. It is important though to make sure that you remove personal items though. You want home buyers to be able to visualize themselves in the space so take down family photos.

Raid your Garden. Adding plants to a space can make it more inviting. Instead of spending money on expensive plants from a florist, look no further than your yard. Use local, seasonal plants. Make a room instantly brighter by adding a vase of colorful Florida flowers, such as beach sunflowers, canna lilies, or blanket flowers.

Create Relaxing Spaces in the Bedroom and Bathroom. Master bedrooms and bathrooms are important areas for prospective home buyers. Help make the bedroom inviting by using soft colors and luxurious linens for bedding and drapery. You can make your bathroom feel like a spa by adding rolled up towels, candles, and decorative baskets.

Clean and Deodorize. One of the easiest and most important staging tips in cleaning. Although you want your home to look lived in, you also want it to always homey look maintained and spotless. Always pick up items after you use them during the day. Clean windows, floors, and counters. Not only do you want your home to look the best but you also want it to smell its best. Make sure to remove all pet odors. Use air fresheners throughout the home. You can make your home extra before showings by baking some cookies!

Remember Curb Appeal. Sellers always think about staging the interior of the home but you also need to remember that the first impression of your home happens outside! Make sure to maintain your landscaping, clean your gutters and driveway, power wash and paint your siding, and any other updates that might be necessary after your home has been exposed to the Florida elements. Also stage outdoor spaces! With the beautiful year round weather, homeowners spend a lot of time outside on patios so add outdoor furniture to show off how to utilize these spaces.

Why Have a Venice Realtor "Represent" You?

by BLOGGERHEAD

What does it mean to be "REPRESENTED BY A REALTOR" in Venice FL?  What are they BENEFITS versus representing oneself? When it really comes down to it, there are so many different things that can potentially go wrong in a Real Estate transaction.

A great Real Estate Agent can predict them ahead of time and resolve them or maneuver around them to protect their client. It's all part of "representing" their clients.  But if you're on your own, it can be a very tough, and often expensive, lesson to learn. As a realtor, we put your needs and interests as the #1 priority and will use all our skills and knowledge to navigate the sale or buy to your benefit. Here's how we'll break it down:

UNDERSTANDING YOUR NEEDS- First and foremost, being represented means that we take the time to truly understand your needs backward & foreward. This means taking the time we need to find out what you need in a home and in the neighborhood & community of your perfect home.  We are YOUR advocate throughout the entire transaction. Unless it feels right to you, nothing goes forward. You need to understand and feel 100% about what is taking place before we will go to the next step in the process. As long as you have a realtor that is working with you, and truly understanding your needs and what you need to get from the transaction, then you are in good hands.

HAVING THE INSIDE 411- A great Real Estate professional is going to have many years of knowledge in the Venice FL housing market, community, people and just about everything you need to know about purchasing a home in their "territory". Now I don't want to align us with a  "Mrs. Kravitz" type character, but you know what I mean, your agent needs to know the 411 so that you can be confident that you are truly getting the local point of view and not the "canned version" of the area and the homes that reside there.

KNIGHT IN SHINING ARMOR- Having a Realtor "represent" you also means you have someone protecting you every step of the way! I'm not going to let you get in over your head in any real estate transaction. If you've given me your top price point...then that's where I'll make sure you stay. If we are having an issue with a contract, I'll make sure we get that resolved before going forward. Helping you stay within the home search critieria that you provided me is another great benefit. It is very easy to get sidetracked when looking for your perfect Venice FL home. Great realtors take the time necessary to really get to know their clients. I will protect your information and take care of you if complications arise. These are the things that are handled by a Realtor, on your behalf, when we represent you.

4. MEDIATOR/NEGOTIATOR- When a Realtor "represents" you, you now have your own mediator/negotiator. You can sit back and direct how the sale/purchase of your Venice FL property will go down. Think of how much easier it is to make decisions with someone else having to do the stressful business of delivering the information?! Let us do the hard stuff! We are trained mediators/negotiators and know how to work within the confines of the contracts of Real Estate. We can help prepare you for this moment when you will be faced with the different scenarios that will be thrown your way. Then, once we are at that point, you will not only be ready, you will have us at the table and you will calmly be making the decisions you've already been practicing making.

BOTTOM LINE: Getting a Venice Real Estate Professional to work with you on the Sale or Purchase of your Real Estate transaction is a great financial decision. Get a Real Estate Team and that's the BEST on yet! After all, you wouldn't try to put a new motor in your car without taking it to your Certified, professionally trained mechanic, would you? Then why try to muddle through one of the biggest financial decisions in your life without an expert that has been professionally trained to do that job? Let the  Nick Flerlage Team partner with you on this important venture in your life. Take a look at what our Clients have said about our service, then come in and talk to us so we can get to know you better. Together we'll help you with any Venice Real Estate need.
