7 Ways to Add Elegance When Selling Your Home!

by Nick and Beth Flerlage

Help your Suncoast home stand out from the crowd by adding elegant touches throughout your home! A more expensive looking home will increase buyer interest and help you get a higher price! Here are 7 tips to make your home look more elegant and expensive when selling!

1. Choose an elegant paint color. Painting is your first step to prepare your home to sell. It can instantly make your home look fresh and clean. Choose neutral colors that will appeal to a wide variety of home buyers. Add some elegance by adding colors with a slight sheen to them.

2. Declutter. Clean and declutter all rooms in your house. Once they are decluttered, you can choose a single focal point for each room to highlight the space and unique architectural features.

3. Remember Small Details. Fixtures can easily date a room. Update light, plumbing, and other fixtures throughout your home to add some instant style.

4. Invest in Kitchen Appliances. The kitchen is often one of the most important rooms for homebuyers. Make it a major selling point in your home by purchasing stainless steal or brightly colored appliances that are often found in higher end homes.

5. Update Window Treatments. Replace all dated window treatments. Choose neutral or bold colors and avoid patterns. Focus on drapes, blinds, or Japanese shades for elegance. Make sure that your treatments let in the maximum amount of light.

6. Add Crown Molding. Classic details like crown molding can add elegance to your home.

7. Purchase a new Garage Door. Curb appeal is vitally important when you sell your home. Your garage door takes up a large portion of the outside of your home. Although this is a more costly upgrade, it does offer a good return on investment and adds elegance to the outside of your home. Invest in new garage doors

Lighten Up Your Suncoast Home!

by Nick and Beth Flerlage

Keep your home looking fresh and airy all year round by lighting up your living space. Feel like you are living in a cloud, bathed in that bright Suncoast sun every time you step through your front door. Follow these 5 home owners tips for creating a lighter living space today!

White paint. Instantly brighten up the space (and make it appear larger) by adding fresh coats of white paint. Look beyond the walls and consider lightening up the hardwood floors as well.

Declutter. Open up your space and let more light in by minimizing the amount of stuff you have sitting out. Spaces get lighter with smooth lines. Remove clutter from surfaces, minimize furniture, and add hidden storage systems throughout your home.

Mirrors. Mirrors have long-since been a go-to trick for opening up a space. Create the illusion of more space by adding mirrors. Along with wall mirrors, consider mirrored back splashes or accessories, such as trays, glass top tables, or crystal decor.

Light linens. Create a cozy, breezy spot for you and your family by adding airy curtains and crisp white throws and pillows throughout the space.

Grays and blues. Add some subtle pops of color throughout your home with soft shades of gray or blue.

Transition Your Outdoor Spaces from Summer to Fall!

by Nick and Beth Flerlage

With cooler temperatures, Fall is the perfect season to enjoy your home's outdoor living spaces in Florida. Spruce up your Suncoast patio, porch, loggia, or backyard this autumn and create the perfect cozy spot for you and your family to enjoy time outside. Focus on these design elements to transition your space from summer to fall.

COLOR. Use neutral colors as your overall base for the outdoor area. This allows you to easily transition between all of the seasons of the year. Switch out those beachy, bright hues of blues and greens, which are perfect for Florida summers, with oranges and reds that evoke the stunning colors of fall.

FURNITURE. The weather in the Suncoast allows residents to enjoy just as much time outside as inside. Your outdoor furniture should be just as comfortable as that inside your home since you can utilize the space year-round. Consider versatile, comfy pieces such as daybeds, outdoor swings, hooded chairs, and chaise lounges. Think about materials such as wicker, metal, and dark woods that are more seasonally appropriate in fall.

LIGHTING. The days get shorter as the year progresses so make sure you add some lighting to your outdoor living spaces. String bulbs, lanterns, and chandeliers can all add a beautiful ambiance to the space.

ACCENTS. Additional design elements can keep you nice and cozy outside this fall. Add hanging curtains to the space that can blow beautifully in the breeze. Put some throws on the furniture to cuddle up in on chillier nights. Keep your feet warm with an outdoor rug. Although the nights will stay relatively warm throughout the season, consider adding an outdoor fireplace to the space for some extra comfort. It will quickly become your family's favorite spot to gather at the end of the day.

Avoid These Decorating Mistakes in Your Venice FL Home!

by Nick and Beth Flerlage

Decorating your home is part of the fun of home ownership!! You have complete freedom over the decor you use in your home and you want it to reflect your's and your family's personality. Your home has great bones. Now its time to make each room shine. Interior design is very subjective but there are some mistakes you want to avoid! Try to create harmonious room design and have a welcoming feel for all of your guests. Here's a list of mistakes to avoid when you begin decorating your beautiful Venice, FL

You Avoid the Functionality of the Room. Your needs in your home are constantly changing. Whether you are adding more family members, starting to work from home, planning to host gatherings, or more, you can plan the design of rooms to accomodate the last minute changes. By planning for different chapters in your life, you will experience less stress by feeling like you constantly have to redesign the room or alter its use.

You Didn't Test Your Paint Colors. Color can do so much to change the design of a room. It's a great way to add a splash of color, do something bold, or add sophistication. Make sure to always test your paint color first, though, with a swatch. This allows you to see how the color looks in the room's lighting as well as ensure that it is exactly as you envisioned.

There is Inadequate Lighting. Lighting is one of the most important aspects of room design. Think about the placement of lights as well as the quality and color. You also need to think about how the light will change within the room at different times of the day or during different seasons. Each room should include natural lighting, overhead lighting, and ambient lighting, allowing you to add many layers of light within the room and adjust the mood.

You Forget about Scale and Proportion. It is incredibly important to examine the scale and proportion of everything when decorating your home. Always consider how the size of a piece of furniture or accessory relates to everything else within the room as well as to the size of the room as a whole. Be cognizant of your overall plan for the room and how items will work together.

You Brought Poor Quality Furniture. You never want to overspend on a single piece of furniture but you also don't want to buy cheap pieces. Try to budget so you can buy furniture that will last you a long time. Make your home look its best by investing in furniture made with high quality wood and well-made upholstery.

Your Furniture is Pushed Against the Walls. Pushing all the furniture against the wall can make a room appear smaller and disrupts the flow of people throughout the room. Create conversation areas by arranging furniture together towards the interior of the room.

You Matched EVERYTHING! Avoid buying furniture sets that coordinate. Add a unique feel to your home by mixing pieces together. Find a common color accents or unifying factor to help bring everything together.

You Ignore the Focal Point of the Room. Determine a single focal point for the room. Draw the eye to a particular point with a fireplace, artwork, or piece of furniture. You do not want them to carry the entire design of the room but use them to add interesting elements to the room.

There are TOO Many Accessories. No one wants clutter in their home. Do not overaccessorize. After you have completed the painting, lighting, and furniture design in the room, use accessories and art to create a harmonious composition.

You went Overboard with a Theme. Choosing a particular theme for a room is a great way to focus your design and add some personality to your home. Just don't go overboard. You want it to be personal and fun without looking overdone.
