Switch out those beachy, bright hues of blues and greens, which are perfect for Florida summers, with oranges and reds that evoke the stunning colors of fall.

Staging helps your home look its very best and stand out from the other properties currently on the market. You don’t have to spend a fortune to help increase the value and appeal of your house to prospective buyers. Here are our Top 10 Tips for Staging your Home!


Remove Clutter. After spending years in your home, you have undoubtedly accumulated a lot of stuff. Buyers need to be able to focus on the bones of the house and not on the items filling up the space. Your first step in staging your home is to remove all items that you do not immediately need. Do not have too much furniture in each room. Keep kitchen and bathroom countertops clear. Make closets appear bigger by leaving 20 to 30 percent open space and organizing the items that you still have in there. For the items that you do not want to keep in your home, pack them into boxes and store neatly in the garage or rent a temporary storage unit.


Arrange your Furniture into Groupings. You can make rooms appear larger and more open by creating furniture groupings. Instead of pushing furniture up against the walls, utilize the space in ways that create conversation areas and help make the traffic flow of the room more obvious. Symmetry and pairs can help living spaces more appealing.


Repurpose that Extra Room. Show off the functionality of all the areas in the house. Make a room instantly brighter by adding a vase of colorful Florida flowers, such as beach sunflowers, canna lilies, or blanket flowers.

 

Create Relaxing Spaces in the Bedroom and Bathroom. Master bedrooms and bathrooms are important areas for prospective home buyers. Help make the bedroom inviting by using soft colors and luxurious linens for bedding and drapery. You can make your bathroom feel like a spa by adding rolled up towels, candles, and decorative baskets.

Clean and Deodorize. One of the easiest and most important staging tips in cleaning. Although you want your home to look lived in, you also want it to always homey look maintained and spotless. Always pick up items after you use them during the day. Clean windows, floors, and counters. Not only do you want your home to look the best but you also want it to smell its best. Make sure to remove all pet odors. Use air fresheners throughout the home. You can make your home extra before showings by baking some cookies!


Remember Curb Appeal. Sellers always think about staging the interior of the home but you also need to remember that the first impression of your home happens outside! Mortgage Rates at the Lowest for 2016!

Mortgage rates have hit the 2016 low nationwide! Freddie Mac recently released their Primary Mortgage Market Survey® (PMMS®). The data showed that after rising for three consecutive weeks average fixed mortgage rates declined for the week ending August 4, 2016!


5-, 15-, and 30- year mortgage rates all experienced 5 basis point declines from the previous week!


The 5 year Treasury-indexed hybrid adjustable-rate mortgage (ARM) had a 2.73% average the week ending August 4th. During this week in 2015, the 5 year ARM was at 2.94%.


The 15 year fixed-rate mortgage (FRM) for the week averaged 2.74%. This is a marked decline from the 3.13% average at this time last year.


The 30 year FRM averaged 3.43%. At this time in 2015, the 30 year FRM was even higher at 3.91%.


With these low rates, refinance activity has increased by 55% since last year according to Mortgage Bankers Association’s latest Weekly Applications Survey.
