by Nick and Beth Flerlage

Who doesn't dream of a live on the beach? There are few things better than being able to wake up every morning and be steps away from white sand and crystal blue waters. Plus, when the beach community is filled with other incredible amenities, life doesn't get much better. Personal finance website WalletHub wanted to figure out 2017’s Best Beach Towns to Live In. They wanted to find communities that were liveable and easy on the wallet. When the results came in......Suncoast communities were found to be some of the best of the best!

To begin their search for the best beach communities, WalletHub narrowed it down to those beach towns that have 10,000 and 150,000 residents and at least one beach listed on TripAdvisor®. This left 227 American cities to compare. The website than compared the towns based on the following 6 key dimensions: Affordability, Weather, Safety, Economy, Education & Health, and Quality of Life. Within each of these dimensions were numerous metrics that help make a community more liveable, such as access to amenities and recreational facilities, quality of schools, housing market, climate, crime rates, etc. These factors were all weighted to help determine a city's overall score.

After the data was collected, Sarasota claimed the #12 spot and Venice the #28 out of 227!

#12 | Sarasota

What Buyers Should Expect in a Home Inspection!

by Nick and Beth Flerlage

You are ready to close on your home in the beautiful Suncoast! You obviously fell in love with the home but what if there are issues that you overlooked?! It is important to ensure that the home you are buying does not have anything wrong with it before you sign that final agreement. A Home Inspection is the best way to protect yourself and your finances before you purchase the home. Here are our tips to make sure that you get the most out of this step in the home buying process!

How to find a home inspector.

It is important to do your research before hiring a home inspector. Home inspections can be costly so you want to make sure that you are getting the most for your money. More importantly, you want someone who will do a thorough review of the home to uncover any issues that you need to know about. Contact the Nick Flerlage Team for our list of Recommended Home Inspectors in the Suncoast area. We are happy to help you! We also suggest that you interview several home inspectors before hiring one. This gives you the opportunity to find out about their particular experience, areas of expertise, and past training. Finally, ask to see some examples of their past home inspection reports. The more detailed the better for you!

What happens during the home inspection.

Once you have found a qualified home inspector, they will go to the home to do a thorough review. If possible, it is recommended that you attend the walk through with them so you can find out about any issues as they uncover them. If you cannot, a good home inspector will take detailed notes and photos for you to see afterward. The home inspector will examine all major aspects of the house. This includes its structure and systems, such as electrical and mechanical. They will check how everything operates, from the plumbing to the air conditioning. They will also look at doorways, windows, ceilings, walls, and floors for any problems. Remember, a home inspector does not have x-ray vision (unfortunately) so some issues might remain hidden. However, they should be able to identify the main areas you need to know in order to decide whether it is best for you to proceed with the closing or walk away from the home.

Tips for finding your Suncoast Dream Home!

by Nick and Beth Flerlage

Looking for your dream home in the Suncoast? It is no surprise why! With amazing communities to choose from, stunning beaches and natural areas, and gorgeous weather year round, the Suncoast in Florida is the perfect place to settle down. Finding the perfect home can be an overwhelming process. You want to choose a home that will fit all of your family’s lifestyle and needs now and into the future. Follow these tips for finding your Suncoast Dream Home!

Prioritize your must haves!

There are all different kinds of homes available in the Suncoast. In order to help you navigate through all the options, you need to first determine what features are most important to you. Decide how many bedrooms and bathrooms you need. Prioritize what additional features and amenities that you must have or can live without. Are you looking for a beach front property or one in a quiet suburban neighborhood? Does your family want a pool? Determining all of these “must-haves” will help you narrow your home search. Be cognizant of what you desire in a home as well as what features are deal breakers. Always stay flexible with your expectations though! You might find your dream home has features that you were not expecting that you wanted!

Establish your price range.

Before you start actively searching for your home, it is advisable to secure Financing first. This allows you to know what you can actually afford. Once you know your real price range, you will avoid wasting time looking at homes that are outside of your budget.

Begin your search online.

The internet is a helpful tool in today’s real estate market. You are able to browse through home listings on your own time. This process can be overwhelming, though, as you try to navigate through all of the online pages. Our MLS Listings helps you narrow down your search by choosing unique options. Search by specific community, property type, school district, location, amenities, and so much more!

If you cannot find your dream home during your own search or simply do not have the time to look on your own, sign up for our Email Home Search! Once you select your search criteria, you will receive an initial email that lists all homes currently for sale that match it. Every morning thereafter you will be emailed an updated list with price changes or new listings. This allows you to be the first to know when the Suncoast home you’ve been waiting for hits the market!

Select a knowledgeable realtor.

Working with an Experienced Real Estate Team can make a huge difference when looking for your dream home. A knowledgeable realtor knows all about the Suncoast area, market trends, financing regulations, and more. They are experienced in handling the negotiations and paperwork that come along with the home buying process, eliminating potential stress and confusion for you every step of the way. We will listen to all of your desires for your Suncoast home and make sure to show you the homes that meet your expectations.

Schedule Home Showings.

Now that you have narrowed down your search, ask your realtor to set up showings with each of the homes you are interested in. Home viewings are your opportunity to see the house itself as well as the neighborhood that it is located in. As you search the home, make sure to thoroughly inspect its exterior and interior and ask questions! You want to be fully informed in your decision. It can be helpful to bring a notepad to jot down anything you notice about the house to assist you as you continue the process. You are about to make a major investment so you want to make sure that you love the home and do not have any concerns about it.

Be patient.

Finding your dream home is a process. You might be lucky and find it immediately or you might have to search many homes before you finally find it. Work with your realtor throughout the process to help you along the way. We will keep searching for you until all of your needs are met. And once you find it! We will help you secure your Suncoast dream home for you and your family to enjoy for years to come!

Staging your Venice Home to Sell! Top 10 Tips!

by Nick and Beth Flerlage

Get top dollar for your home and help get the competitive edge by staging your Venice home to sell! Staging helps your home look its very best and stand out from the other properties currently on the market. You don’t have to spend a fortune to help increase the value and appeal of your house to prospective buyers. Here are our Top 10 Tips for Staging your Home!

Remove Clutter. After spending years in your home, you have undoubtedly accumulated a lot of stuff. Buyers need to be able to focus on the bones of the house and not on the items filling up the space. Your first step in staging your home is to remove all items that you do not immediately need. Do not have too much furniture in each room. Keep kitchen and bathroom countertops clear. Make closets appear bigger by leaving 20 to 30 percent open space and organizing the items that you still have in there. For the items that you do not want to keep in your home, pack them into boxes and store neatly in the garage or rent a temporary storage unit.

Arrange your Furniture into Groupings. You can make rooms appear larger and more open by creating furniture groupings. Instead of pushing furniture up against the walls, utilize the space in ways that create conversation areas and help make the traffic flow of the room more obvious. Symmetry and pairs can help living spaces more appealing.

Repurpose that Extra Room. Show off the functionality of all the areas in the house. Turn that room that has become the storage area for items you didn’t know where else to put into an office/library or guest bedroom. For open areas on stair landings or elsewhere, create a reading nook. This allows prospective buyers to see how to utilize the spaces throughout the home.

Keep Rooms Well Lit. You want your home to be bright and inviting. Improve the lighting throughout your house. Increase the wattage of your bulbs. Make sure that there are multiple light sources in each room, including the overhead lighting as well as ambient lighting from lamps. You don’t want to forget about natural lighting, especially in the Sunshine State! Keep drapes and blinds open to let in the sunshine. Use lightweight, neutral window treatments.

Paint Your Walls. Instantly update the look of your house by adding a fresh coat of paint. Avoid bright, bold colors that might not be appealing to all. However, that doesn’t mean that all your walls need to be white either. Focus on sophisticated neutral colors. For bedrooms, use colors that are relaxing and gender neutral. You can also create the illusion of larger rooms by painting adjacent rooms the same color.

Accessorize. Add accents throughout the rooms of your house by accessorizing. Hang art in interesting patterns to show off the space and make it more visually appealing. Group accessories in threes based on size, texture, or color. Although you want rooms to be a neutral color overall, add fun pops of color with accent pillows. It is important though to make sure that you remove personal items though. You want home buyers to be able to visualize themselves in the space so take down family photos.

Raid your Garden. Adding plants to a space can make it more inviting. Instead of spending money on expensive plants from a florist, look no further than your yard. Use local, seasonal plants. Make a room instantly brighter by adding a vase of colorful Florida flowers, such as beach sunflowers, canna lilies, or blanket flowers.

Create Relaxing Spaces in the Bedroom and Bathroom. Master bedrooms and bathrooms are important areas for prospective home buyers. Help make the bedroom inviting by using soft colors and luxurious linens for bedding and drapery. You can make your bathroom feel like a spa by adding rolled up towels, candles, and decorative baskets.

Clean and Deodorize. One of the easiest and most important staging tips in cleaning. Although you want your home to look lived in, you also want it to always homey look maintained and spotless. Always pick up items after you use them during the day. Clean windows, floors, and counters. Not only do you want your home to look the best but you also want it to smell its best. Make sure to remove all pet odors. Use air fresheners throughout the home. You can make your home extra before showings by baking some cookies!

Remember Curb Appeal. Sellers always think about staging the interior of the home but you also need to remember that the first impression of your home happens outside! Make sure to maintain your landscaping, clean your gutters and driveway, power wash and paint your siding, and any other updates that might be necessary after your home has been exposed to the Florida elements. Also stage outdoor spaces! With the beautiful year round weather, homeowners spend a lot of time outside on patios so add outdoor furniture to show off how to utilize these spaces.
