7 Ways to Add Elegance When Selling Your Home!

by Nick and Beth Flerlage

Help your Suncoast home stand out from the crowd by adding elegant touches throughout your home! A more expensive looking home will increase buyer interest and help you get a higher price! Here are 7 tips to make your home look more elegant and expensive when selling!

1. Choose an elegant paint color. Painting is your first step to prepare your home to sell. It can instantly make your home look fresh and clean. Choose neutral colors that will appeal to a wide variety of home buyers. Add some elegance by adding colors with a slight sheen to them.

2. Declutter. Clean and declutter all rooms in your house. Once they are decluttered, you can choose a single focal point for each room to highlight the space and unique architectural features.

3. Remember Small Details. Fixtures can easily date a room. Update light, plumbing, and other fixtures throughout your home to add some instant style.

4. Invest in Kitchen Appliances. The kitchen is often one of the most important rooms for homebuyers. Make it a major selling point in your home by purchasing stainless steal or brightly colored appliances that are often found in higher end homes.

5. Update Window Treatments. Replace all dated window treatments. Choose neutral or bold colors and avoid patterns. Focus on drapes, blinds, or Japanese shades for elegance. Make sure that your treatments let in the maximum amount of light.

6. Add Crown Molding. Classic details like crown molding can add elegance to your home.

7. Purchase a new Garage Door. Curb appeal is vitally important when you sell your home. Your garage door takes up a large portion of the outside of your home. Although this is a more costly upgrade, it does offer a good return on investment and adds elegance to the outside of your home. Invest in new garage doors

Lighten Up Your Suncoast Home!

by Nick and Beth Flerlage

Keep your home looking fresh and airy all year round by lighting up your living space. Feel like you are living in a cloud, bathed in that bright Suncoast sun every time you step through your front door. Follow these 5 home owners tips for creating a lighter living space today!

White paint. Instantly brighten up the space (and make it appear larger) by adding fresh coats of white paint. Look beyond the walls and consider lightening up the hardwood floors as well.

Declutter. Open up your space and let more light in by minimizing the amount of stuff you have sitting out. Spaces get lighter with smooth lines. Remove clutter from surfaces, minimize furniture, and add hidden storage systems throughout your home.

Mirrors. Mirrors have long-since been a go-to trick for opening up a space. Create the illusion of more space by adding mirrors. Along with wall mirrors, consider mirrored back splashes or accessories, such as trays, glass top tables, or crystal decor.

Light linens. Create a cozy, breezy spot for you and your family by adding airy curtains and crisp white throws and pillows throughout the space.

Grays and blues. Add some subtle pops of color throughout your home with soft shades of gray or blue.

Transition Your Outdoor Spaces from Summer to Fall!

by Nick and Beth Flerlage

With cooler temperatures, Fall is the perfect season to enjoy your home's outdoor living spaces in Florida. Spruce up your Suncoast patio, porch, loggia, or backyard this autumn and create the perfect cozy spot for you and your family to enjoy time outside. Focus on these design elements to transition your space from summer to fall.

COLOR. Use neutral colors as your overall base for the outdoor area. This allows you to easily transition between all of the seasons of the year. Switch out those beachy, bright hues of blues and greens, which are perfect for Florida summers, with oranges and reds that evoke the stunning colors of fall.

FURNITURE. The weather in the Suncoast allows residents to enjoy just as much time outside as inside. Your outdoor furniture should be just as comfortable as that inside your home since you can utilize the space year-round. Consider versatile, comfy pieces such as daybeds, outdoor swings, hooded chairs, and chaise lounges. Think about materials such as wicker, metal, and dark woods that are more seasonally appropriate in fall.

LIGHTING. The days get shorter as the year progresses so make sure you add some lighting to your outdoor living spaces. String bulbs, lanterns, and chandeliers can all add a beautiful ambiance to the space.

ACCENTS. Additional design elements can keep you nice and cozy outside this fall. Add hanging curtains to the space that can blow beautifully in the breeze. Put some throws on the furniture to cuddle up in on chillier nights. Keep your feet warm with an outdoor rug. Although the nights will stay relatively warm throughout the season, consider adding an outdoor fireplace to the space for some extra comfort. It will quickly become your family's favorite spot to gather at the end of the day.

Assessing Damage After Hurricane Irma

by Nick and Beth Flerlage

Hurricane Irma caused much damage throughout the Suncoast area. Our hearts go out to all of the families in our communities and throughout Florida as life transitions back to normal in the wake of the storm. Although the storm has passed, it is important to continue to stay safe and aware of your surroundings. If you are returning to your Suncoast home in order to inspect for damage, remain cautious and follow these recommendations:

  • Avoid any objects or trees touching power lines.

  • Stay far away from puddles that are close to electrical sources.

  • Wait until you get word from city officials to drink tap water and make sure that the sewage system is running properly.

  • If anything in your home is wet, turn off the main fuse box before unplugging appliances.

  • Check your refrigerator for spoiled food, if your home has power.

  • Do not place any storm debris in the street or by utility meters and storm drains.

  • Be careful when handling anything that runs on electricity or gas.

  • Take photos of any damage inside or outside of your home.

  • Drive with caution throughout your neighborhood and city.

  • Continue to listen to the radio or check with local authorities for any updates on disaster relief efforts.

  • Let your family know that you are safe.

How do you decorate for the holidays when Selling your Venice Home?

by Nick and Beth Flerlage

December might not be the most popular time of year for home buying, but as a seller, you can use that to your advantage! Buyers in the winter are motivated to be settled in a new home before the new year. Put potential buyers in a festive spirit by adding some seasonal decor to your home. Just make sure that you decorations help make your home look stylish and inviting. Follow these decorating tips for selling your Venice home this holiday season!

Clean and Stage Your Home. As is the first step whenever you are selling your home, you need to do a thorough cleaning of your home. Once the home has been cleaned, stage every room as you normally would.

Declutter. Remove all non-essential items. Depersonalize your home by storing personal photographs and collectibles. Make sure that countertops are cleared off. Only keep furniture in the rooms that help make them look their best. You want home buyers to be able to picture themselves in your home.

Be Mindful of Your Palette. Use decorations that match your home’s current decor. Pick items that complement the paint colors you already have in order to avoid any clashing. Use rich tones with earth colors or soothing colors with blue tones.

Less Is More. Avoid filling your home with too many decorations. This can distract potential buyers. Instead focus on ways to accent your home’s best features with your holiday decor.

Trim the Tree Thoughtfully. Although personalized ornaments are part of the fun of Christmas, wait until you are celebrating in your new home to use them. Instead, use a cohesive theme on your tree. Also, be mindful of the size of your tree. Make sure that it does not overwhelm the space.

Keep It Neutral. Remember that people celebrate different holidays during the season. Try to avoid overtly religious decorations to avoid putting off some buyers. Focus more on neutral, seasonal decor.

Make It Cozy. Create a warm atmosphere in your home with festive scents. You can also add subtle decorations such as pinecones and evergreen wreaths. A glowing fireplace also helps make your home extra cozy.

Accentuate the Exterior. Use simple string lights to draw attention to the outside architecture of your home or to the landscaping. Make sure to keep it simple outside. Avoid using over the top light displays and decorations this year to maintain beautiful curb appeal.
